The Three Hidden Margin Killers in Project Documents

1.Buried Specification Notes

Specification books on large commercial projects run long. Very long. It is not unusual to receive a 300-page spec package alongside a set of drawings. Most estimators read the electrical section (Division 26) and move on.

The problems live in the details. A single sub-clause on page 183 can specify that all cabling in return air plenums must be plenum-rated FEP-insulated wire, not standard THHN. On a large office building, that specification change alone can add tens of thousands of dollars to the wire budget. Miss it, and you submitted a number that cannot build the project.

Other common buried requirements: NEMA 4X stainless-steel enclosures instead of standard NEMA 1 boxes in food processing or medical environments. Each one can alter material specifications, change panel schedules, add lighting control systems, or revise the scope in ways that are not always visually obvious on the drawings themselves.
